Steps to Buying a House in Cebu: A Guide for First-Time Homebuyers

STEP 1: PROJECT PRESENTATION

In this phase, you have already contacted an agent about a housing project you're interested in and want more details. Your agent will provide essential information about the developer and the project, including available house models, amenities, and financing options.

Make sure to ask about the project's License to Sell to confirm the developer's authorization and protect your investment. Don't hesitate to ask questions—this will help you gather crucial information. Your agent will also gather details about your needs, purpose for buying, budget, and plans to help you find a property that fits your lifestyle.

STEP 2: VISIT THE PROJECT

A site visit is crucial. Observe the project's accessibility, public transportation options, traffic conditions, nearby establishments (malls, hospitals, supermarkets), and landmarks.

Check the entrance gate and the interaction with the security guard to gauge the community's atmosphere. For instance, the Camella Riverfront in Talamban, Cebu City, boasts a stunning entrance gate and beautifully landscaped roads that offer a refreshing countryside feel.

During the visit, inspect the model houses. Check the physical structure, space planning, water pressure, and drainage system. Ask what is included in the deliverable unit, such as kitchen countertops and fixtures.

STEP 3: MARKETING BRIEFING

The marketing officer will brief you on the reservation process, required documents, steps before move-in, housing policies, and timelines. Use this opportunity to clarify any concerns not previously addressed. After the briefing, reserve your unit by submitting the reservation form and fee. The unit will then be under your name.

STEP 4: SUBMISSION OF DOCUMENTS

You typically have 30 days to submit all required documents. You can submit them directly to the developer’s office or have your agent handle it. Ensure you keep a record of all submissions. While some buyers choose to handle this themselves, your agent is available to assist.

STEP 5: MOVE-IN AND TURNOVER

Once construction is complete, the developer will schedule a final inspection. By this time, you should have paid all necessary fees. Use a checklist to thoroughly inspect the unit. If issues arise, request fixes before signing the confirmation of delivery. While perfection is rare, insist on quality as expected from the developer.
